Apart from the destination plan, the WABO (General Provisions Environmental Law Act) offers possibilities for building without a permit (garden shed, etc.).

Destination:
The destination for the plot is 'residential', which involves ground-bound homes. Furthermore, outbuildings are allowed and parking and storage facilities are allowed.

Main building:
A maximum of 1 main building may be constructed per lot. The front facade must be staggered in relation to the adjacent main building, so the facades may not lie in one line and there must be a jump of at least 2 meters in the building line at at least 1 main building. The construction depth is a maximum of 15 meters measured from the front facade. In the case of detached houses, the distance from the main building to the lateral boundary of the property must be at least 4.5 meters, contrary to the zoning plan.

Build volume:
The main building consists of 1 or 2 stories with a roof. Flat roofs are not allowed, but saddle roof, mansard roof or curved roof with a ridge are allowed. It has also been determined that no two identical houses may be built next to each other and each house must have a clearly recognizable main volume.

Already present:
The sellers are in possession of an (almost irrevocable) permit to build a detached house, in accordance with the provisions as set by the municipality of Aalsmeer. Technical drawings, budgets and more are available on request from our office. If desired, the architect of the sellers can be contacted to further develop/adjust the plan with them. The costs for adjustments etc. are for the account of the buyer. Also good to know:
