The house is insulated from the construction with regard to the facades and the roof. In 2019, 17 solar panels were installed and the floor was also insulated. The location in a quiet area, without through traffic, within walking/cycling distance of shops, schools, sports and recreation, is excellent. Kudelstaart is located on the edge of the Green Heart of the Randstad and is a good base for long cycling and walking tours.

The layout of the house is, broadly, as follows:

Ground floor:
Entrance/hall with internal access to the barn in front of the house where the pellet boiler and the connection for the washing machine are located, toilet, meter cupboard (without gas meter!) and access to living room. This is garden-oriented and has the kitchen at the front of the house. The bright, high kitchen is equipped with a new induction hob (AEG), an oven (zanussi), a fridge/freezer and a close-in boiler. The stair cupboard is a great pantry. Fixed stairs to;

1st floor:
Landing, modern bathroom with walk-in shower, toilet and large washbasin, light through a skylight and the floor is partially equipped with electric underfloor heating, bedroom at the front with a fixed cupboard and solar control glass in the new window frame, two rooms at the rear, one with a fixed closet. Attic:

General:
Kudelstaart is a village with its own character within the municipality of Aalsmeer. Bordering the Westeinderplassen and the Green Heart of the Randstad, Kudelstaart is a good base for long cycling and walking trips or water sports from the marina, which is a short distance from the house on Haya van Somerenstraat. The loswal on the Herenweg is a nice place to swim. The Westeinderstrand in Aalsmeer is also a ten minute bike ride away for water recreation. Access to the A4 at Leimuiden is quickly accessible from the house via the Hoofdweg or Bilderdammerweg. And with that all major cities and Schiphol Airport. Public transport R-Net line 358 from Kudelstaart to Amsterdam South Station via bus station Aalsmeer. Aalsmeer and Uithoorn are also easily accessible by bike, where there are bus stations with bus connections to Hoofddorp and Schiphol (NS stations). In Uithoorn, work is being done on a fast tram connection with Amsterdam (expected summer 2024), the Amstellijn.

Kudelstaart has several catering establishments, a marina, a village hall where many events are organized, a shopping center and various sports facilities, such as tennis, football and an inline skating rink that is converted into a real ice rink during frost. There are primary schools and nurseries. For secondary schools, the children cycle to Aalsmeer (only VMBO), Amstelveen, Uithoorn or Hoofddorp.

Good to know:
-The current household (two persons) has no external electricity costs but generates enough itself;
-The house is gasless, heating via pellet boiler;
-The stock of pellets (also for the boiler and enough for a long time) can be taken over at cost price;
- A pellet boiler must be cleaned on a regular basis. It is a simple operation and the current owner will of course explain everything to the new owner in due course;
-The pellet stove in the living room is gone;
-It is possible to build a garage in the back of the garden, where the roof is now.
