Description
Vuurliniehof 69 (type 1D)
On the edge of Uithoorn and De Kwakel, on the former "WAPO site" between the Vuurlijn and the Koningin Máximalaan, Van Wijnen is constructing a unique "park" with two energy-neutral semi-detached houses and 127 rental flats. Situated at the end of a cul-de-sac, the homes are free-standing in green surroundings that you do not have to maintain.
The semi-detached houses are also located in a special place, namely along the Vuurlijn, which is part of the Defence Line of Amsterdam. This former defence line is on UNESCO's World Heritage List. The new construction project Thamenhof has a visible place and thus forms the entrance to Uithoorn. The construction has started!
Layout of the house:
Ground floor
Besides the indoor storage space on the ground floor, the ground floor can be used in various ways. The basic choice is for a spacious bedroom with a practical stairs cupboard and a French door to the terrace of approximately 3.50 x 5.00 metres. The upper balcony creates a small veranda. Adjacent to this bedroom is the bathroom and there is a separate toilet. How nice is that!
First floor
You live on the first floor, this is where the living room and kitchen are situated as standard (the house is delivered without kitchen equipment). A nice sunny balcony located on the south-southwest is adjacent to the living room. Here you can enjoy! The kitchen has a French balcony with French doors overlooking the fireline. On this floor, the windows are down to the ground and they provide a nice light.
Second floor
The master bedroom on the second floor has a beautiful French balcony, with two French doors, and is situated over the full width of the house. Besides the master bedroom, you will find two more bedrooms and a spacious bathroom on this floor. The toilet is separate. If you leave the basic layout intact, this house has no fewer than four bedrooms and two bathrooms. The windows of the bedrooms border the ground, but are slimly designed to ensure privacy.
The homes have high-quality finishes. For example, the v-seams of the ceilings are finished nice and flat and the doors have no skylights. The toilet and bathroom have luxury sanitary ware by Villeroy & Boch, 60 x 30 cm wall tiles and 60 x 60 cm floor tiles, and the shower corner has a glass shower screen. Prefer something different? Of course, you can decorate the bathroom according to your own wishes and mood.
Variants
But is the above described layout also your wish? You could create a spacious living kitchen on the ground floor and walk through to the outdoor terrace and use the first floor entirely as a sitting room (or make a study or a game room, for example, instead of the current kitchen). A lot is possible thanks to this flexible layout.
Energy label
Naturally, the houses are gas-free, highly insulated, equipped with an air source heat pump, underfloor heating and cooling and the entire roof is fitted with solar panels. The house is Energy Neutral and has Energy Label A++++. The extent to which the house is Energy Neutral depends on the actual power consumption and generation and depends on occupant behaviour and weather conditions.
Parking
The residence has its own closed 2-car garage in the basement of the nearby Alexia apartment complex (Block 2). The service costs are approximately € 25,- per month.
Amenities in the vicinity
Within walking distance you will find the Sport & Health club Amstelhof with fitness, swimming pool, sauna, tennis, padel, squash or yoga. Other sports clubs such as hockey club Qui Vive, tennis club Qui Vive, baseball and softball club Thamen, jeu de boules club B.U.T. and golf centre Uithoorn are nearby. The Waterlinie health centre, including the pharmacy, ten general practitioners, the outpatient clinic of Amstelland hospital and various other care providers, is also within walking distance. Within walking distance is the future Aan de Zoom tram stop, which will make Amstelveen and Amsterdam Zuid easily accessible by public transport from mid-2024. But don't forget the centre of Uithoorn and the terraces along the Amstel River, these are not far away.
